Compensation is fully negotiable and seller-paid commission isn’t guaranteed anymore. Your buyer representation agreement spells out exactly what gets paid, by whom, before we look at a single house.
No. Programs exist with as little as 3% down, and Georgia down payment assistance can cover a meaningful chunk of the rest. What you need depends on the program, and we would figure that out together.
Plan on roughly 3 to 4% of your loan amount on top of the down payment, and some of it is negotiable to the seller. I will walk you through the real line items, not a vague estimate.
Then I will tell you that. A client who waits a year and buys the right house is a better outcome than one who rushes into the wrong one.
